    Choose Your Flooring Wisely

    December 1st, 2008

There are various things which need to be thought about when selecting what kind of flooring to get fitted. Getting new flooring fitted in your home can breathe new life into it and can be a great way to reinvigorate your living environment. It may not be as expensive as you think either.

An important factor when choosing flooring is the function of the room it will go in. Flooring which makes sense for the dining room may not be appropriate for the bathroom for example. Some of the more widely used types of flooring are carpet, vinyl, wood, and laminate.

Laminate flooring can be a fantastic substitute for wooden flooring if you are looking to achieve a wood effect floor at a lower cost. Laminate flooring consists of a sheet of MDF with a wood-effect plastic surface attached to it. One pitfall of laminate flooring is that whilst it is resistant to sctratches once it is scratched it is not possible to repair. That aside it can still be an ideal choice for a kitchen, where the plastic coating provides an easy to wipe clean surface. Conversely solid wood flooring would not be advisable in a bathroom, or in fact any room which is likely to get very humid and wet. Some woods are particularly sensitive to moisture such as beech.

If you are planning to install a wooden floor, it’s important you have the right surface to fit it on. Ideally your existing floor needs to be flat, and dry. There are options however to resolve uneven flooring problems, such as laying ply throughout, or employing an underlay to create a ‘floating floor’.

Often laminate flooring is sold as a product you can assemble yourself which is a great way of keeping costs to a minimum. Solid wood flooring requires however a higher degree of DIY competence, so it can sometimes be advisable to get solid wooden floors fitted professionally which can add a considerable cost.

One point to remember many people do not realise when they measure their room to calculate how much flooring they will need - is that it is important to include a 10mm gap around the edge of the room for the wooden flooring to expand and contract.

As a fundamental part of any interior design strategy, it is important to select the right flooring. Whilst wooden or laminate floors can be ideal - often for a more chic minimalist look; carpet can be a better option if you are trying to achieve a more traditional home feel. The important thing is you take into account the various factors you need to consider before ordering new flooring.

    7 Critical Business Financing Mistakes

    May 30th, 2008

Avoiding the top 7 business financing mistakes is a key component in business survival.

If you start committing these business financing mistakes too often, you will greatly reduce any chance you have for longer term business success.

The key is to understand the causes and significance of each so that you’re in a position to make better decisions.

    >>> Business Financing Mistakes (1) - No Monthly Bookkeeping.

Regardless of the size of your business, inaccurate record keeping creates all sorts of issues relating to cash flow, planning, and business decision making.

While everything has a cost, bookkeeping services are dirt cheap compared to most other costs a business will incur.

And once a bookkeeping process gets established, the cost usually goes down or becomes more cost effective as there is no wasted effort in recording all the business activity.

By itself, this one mistake tends to lead to all the others in one way or another and should be avoided at all costs.

    >>> Business Financing Mistakes (2) - No Projected Cash Flow.

No meaningful bookkeeping creates a lack of knowing where you’ve been. No projected cash flow creates a lack of knowing where you’re going.

Without keeping score, businesses tend to stray further and further away from their targets and wait for a crisis that forces a change in monthly spending habits.

Even if you have a projected cash flow, it needs to be realistic.

A certain level of conservatism needs to be present, or it will become meaningless in very short order.

    >>> Business Financing Mistakes (3) - Inadequate Working Capital

No amount of record keeping will help you if you don’t have enough working capital to properly operate the business.

That’s why its important to accurately create a cash flow forecast before you even start up, acquire, or expand a business.

Too often the working capital component is completely ignored with the primary focus going towards capital asset investments.

When this happens, the cash flow crunch is usually felt quickly as there is insufficient funds to properly manage through the normal sales cycle.

    >>> Business Financing Mistakes (4) - Poor Payment Management.

Unless you have meaningful working capital, forecasting, and bookkeeping in place, you’re likely going to have cash management problems.

The result is the need to stretch out and defer payments that have come due.

This can be the very edge of the slippery slope.

I mean, if you don’t find out what’s causing the cash flow problem in the first place, stretching out payments may only help you dig a deeper hole.

The primary targets are government remittances, trade payables, and credit card payments.

    >>> Business Financing Mistakes (5) - Poor Credit Management

There can be severe credit consequences to deferring payments for both short periods of time and indefinite periods of time.

First, late payments of credit cards are probably the most common ways in which both businesses and individuals destroy their credit.

Second, NSF checks are also recorded through business credit reports and are another form of black mark.

Third, if you put off a payment too long, a creditor could file a judgement against you further damaging your credit.

Fourth, when you apply for future credit, being behind with government payments can result in an automatic turndown by many lenders.

    It gets worse.

Each time you apply for credit, credit inquiries are listed on your credit report.

This can cause two additional problems.

First, multiple inquiries can reduce you overall credit rating or score.

Second, lenders tend to be less willing to grant credit to a business that has a multitude of inquiries on its credit report.

If you do get into situations where you’re short cash for a finite period of time, make sure you proactively discuss the situation with your creditors and negotiate repayment arrangements that you can both live with and that won’t jeopardize your credit.

    >>> Business Financing Mistakes (6) - No Recorded Profitability

For startups, the most important thing you can do from a financing point of view is get profitable as fast as possible.

Most lenders must see at least one year of profitable financial statements before they will consider lending funds based on the strength of the business.

Before short term profitability is demonstrated, business financing is based primary on personal credit and net worth.

For existing businesses, historical results need to show profitability to acquire additional capital.

The measurement of this ability to repay is based on the net income recorded for the business by a third party accredited accountant.

In many cases, businesses work with their accountants to reduce business tax as much as possible but also destroy or restrict their ability to borrow in the process when the business net income is insufficient to service any additional debt.

    >>> Business Financing Mistakes (7) - No Financing Strategy

A proper financing strategy creates 1) the financing required to support the present and future cash flows of the business, 2) the debt repayment schedule that the cash flow can service, and 3) the contingency funding necessary to address unplanned or unique business needs.

This sounds good in principle, but does not tend to be well practiced.

    Why?

Because financing is largely an unplanned and after the fact event.

It seems once everything else is figured out, then a business will try to locate financing.

There are many reasons for this including: entrepreneurs are more marketing oriented, people believe financing is easy to secure when they need it, the short term impact of putting off financial issues are not as immediate as other things, and so on.

Regardless of the reason, the lack of a workable financing strategy is indeed a mistake.

However, a meaningful financing strategy is not likely to exist if one or more of the other 6 mistakes are present.

This reinforces the point that all mistakes listed are intertwined and when more than one is made, the effect of the negative result can become compounded.

Save Your Money And Shop Online

    April 30th, 2008

If you’re out searching for different types of products it can usually be a lot easier if you shop online compared to trawling the High Street. You’re able to search a absolutely massive choice of products in such a short span of time compared to your local town shops, and quite often with a whole lot more choice.

To make your online purchasing experience easier, some online shopping outlets provide reviews on products listed in their site with invaluable information which is useful to you - the consumer.

If you are looking for the latest hot deals and best buys then visiting the retailer you wish to purchase from directly may not always be your best option. Visiting a price comparison site or a site giving you money off vouchers could lead to monetary savings you didn’t know you could get.The money off voucher sites explain the products that are on offer at selected retailers and give you a code and an expiry date for the said code. The code itself usually consists of a series of numbers or letters that you input in the retailers checkout system to give you a discount on the sale or a free gift.

In all honesty my prefered manner of shopping online is to do both of the above:

    • Firstly I would go to a comparison site, there are an abundance of them out there such as Yahoo Shopping/Kelkoo or Google Product Search (formally frugal).
    • Once I have a shortlist of stores stocking the product I want within my set price range I then search the money off code sites to see if any of them have a code for what I want.
    • Then go an purchase.

It really is as simple as that and by using this method I reacon I end up with the best deals around.

The One Thing You Must Add to Your Day

    April 12th, 2008

As we close the gap between physical, mental and emotional
health, realizing that they all influence one another, it’s
becoming more evident that attitude makes a difference. It isn’t
so much what’s happening, as how we feel about what’s happening.

I’m reminded of a visit to my obstetrician some years ago, when
pregnant with my second child and delighted. He told me how nice
it was to have someone so happy in his office. “49% of my
patients are pregnant and don’t want to be, and 49% aren’t
pregnant and want to be.” So, the same news delivered, you
should pardon the expression, brought different feelings.

You’re probably aware that being optimistic and resilient can
help you with any task or challenge, but have you considered
    gratitude? An attitude of gratitude?

When you’re able to focus on the positive things going on and to
be grateful for them, it lessens stress and tension and helps
you do your work and be more pleasant and loving. It
accomplishes one very important thing: it keeps you from
dwelling on the things that are going wrong.

Have often have you focused on the one thing that went back
during a day and ignored all the many things that went well?

Here are some ways you could put this into action in your life.

At work, suggest at meetings, or around the watering hole that
each person mention something that’s gone well that day.

Start a journal yourself of things you’re grateful for each day.

Suggest to your partner that when you get home at night, you’ll
each mention the good things that happened that day, before the
bad, along with the bad, or in place of the bad.

Start training your children to talk about the good things that
have happened. When your child laments, “I didn’t do well on the
spelling test today,” ask them to name something they did do
well at. Have a regular time for the family to express
    gratitude.

Express your gratitude to the people at work who help you or
    makes things run more smoothly.

But don’t stop with these ideas.

Discuss this concept with your colleagues, employees and family.
Ask them for suggestions. When we take part in the planning and
figure things out, we’re more invested.

No matter how “bad” you think your day has gone, there are
dozens of things that go well. Burning the dinner amounts to an
hour’s worth of time, while you successfully completed the
grocery-shopping, found a parking place, cleaned the kitchen,
found the perfect gift for your mother-in-law, read to the
    children, and many other things.

You may have failed to get a donation from a certain donor, but
you engaged some new volunteers, organized your office filing
system, got a call from the press, got a grant accepted, and got
a compliment from your boss on how well things were going.

When we focus only on what goes wrong, we magnify it way out of
proportion. From the minute you wake up in the morning feeling
good and having a house and food on the table, to the time you
tuck the children in bed at night and crawl into the clean
sheets with your honey, there is much to be grateful for.

Focusing on the positive, and being grateful for what goes
right, feels good, works out, and succeeds can make your day go
a lot better - and possibly affect your health as well.

10 Ways to Develop A Free Agent Attitude

    April 11th, 2008

Whether you are self employed or you work for someone else, it is useful to have a free agent attitude. The past few years have shown us that working for someone else is temporary at best. No one has a job for life. Free agents recognize that they are responsible for their own career. They don’t wait for others to help them plan their career. They manage it themselves

    1. Develop a vision of your ideal life. Include all parts of your life including your work/career, family, friends, lifestyle, spiritual endeavors, personal growth, leisure etc. As you move toward being a free agent let your vision draw you forward.

    2. Know what your strengths, talents and skills are. These will be the basis of the offer you make to your clients/customers or employer. Develop a use for your talents that is unique and exciting to you. Be able to articulate the value of your offer clearly to others.

    3. Have a learning plan to fill in the gaps and broaden your offer. Watch the trends to ensure your skills remain relevant.

    4. Volunteer to do projects that showcase your talents. Volunteering is a great way to use new skills and get some experience behind you. Choose projects that put you in touch with new contact who can help you.

    5. Find a mentor or coach to help you. It is helpful to have someone to talk to as you move forward. A mentor can show you the ropes in your workplace or incustry. A coach can help you manage the rough spots and address any fears you have.

    6. Make a list of EVERYONE you know and put his or her information into a contact management program. A network is very important to your career. You will draw on it to find employment and/or customers. Make it easy to access it and find people. Keep it updated with current information.

    7. Make the effort to meet new people and add them to your contact management program.

    8. Stay in touch with your network of contacts continuously. Keep them informed of what you are doing.

    9. Begin by finding ways to create opportunities to do some work that you see there is a need for at home or part time. If you work for someone else this may mean moonlighting or freelancing.

    10. Develop a “How can I help you?” attitude. Act as a referral agent for other free agents and then ask them to do the same for you.
